What's listed under 10,000 SF

Small spaces are most of what a business leaving a garage or a storage unit is looking for, and they go fast. They ask more per foot than larger space because the building's costs are spread over fewer feet.

Moving out of the garage

Size it to the next two years, not today. The cost of moving again is higher than the rent on the extra few hundred feet.

Know what your trucks need: a roll-up door at grade for a van or a box truck, a dock-high door if freight comes on a trailer. Ask for the power on the panel if you run machines, and whether there's a restroom and a little office in the unit.

Ask the landlord for the NNN charges in writing. The rent on the listing is only part of the monthly number.

Short terms and shared space

A one-year lease on a small unit is possible, more often in older multi-tenant buildings, at a higher rent than a three- or five-year term. A sublease of part of someone else's warehouse can be cheaper and shorter, but your rights end when theirs do. A storage unit is cheaper still, and most don't allow you to run a business out of it.

Questions

Can I rent a warehouse in Tampa for under $1,000 a month?

A few hundred SF can. At the median small-space ask of $15.45 per SF per year, plus NNN charges, $1,000 a month buys a small unit, not a full warehouse.

Do landlords require a personal guarantee?

From a new business or one with thin financials, usually yes. Two years of tax returns and a bank statement can shorten the guarantee or cap it.

Will a broker help with a space under 5,000 SF?

We do. Small spaces are most of the market by count, and the landlord usually pays the broker's commission.
