Is it a good time to sell an industrial building in Tampa?
Prices have not climbed. Hillsborough's median warehouse sale was $160 PSF from October 2024, $187 from April 2025, $165 from October 2025 and $149 from April 2026. If you're waiting for another leg up, the recorded sales don't show one, so the right time is the one that fits your lease and your plans.
What the sales say, half-year by half-year
Each row is six months of recorded, arm's-length warehouse sales in Hillsborough County. A median on a few dozen sales moves with what happened to sell that half-year, so one high half is not a trend. Two years of them, side by side, are.
| Six months from | Sales | Median PSF |
|---|---|---|
| October 2024 | 36 | $160 |
| April 2025 | 34 | $187 |
| October 2025 | 43 | $165 |
| April 2026 | 31 | $149 |
Arm's-length sales of warehouse parcels (Florida DOR use code 048) recorded October 1, 2024 to September 30, 2026, the newest September 24, 2026: the price over the building's SF on the 2026 tax roll. One sale per parcel, counted once though the county and the state both record it; a sale of several parcels on one deed left out.
What matters more than the market
Your lease. A building with a tenant on a long lease at market rent sells to investors at its best price. With a year or less left, buyers price in the risk of a vacancy; once the tenant renews, that risk is gone. If the tenant is leaving, an owner-user who wants the space can pay more than an investor would for an empty building.
Your building. A roof, HVAC or paving job coming due in the next few years comes off the price either way. Selling before it is due means a buyer prices it in; selling after means you paid for it.
Your plans. A sale you need for a 1031 exchange, a retirement or a partner buyout runs on its own clock. Two years with no climb, the newest half-year the lowest of the four, means waiting has not paid.
Sell or keep it leased
If the rent is most of your income and the building is paid off, the question is what the sale money would earn instead. A sale at the median for its size, put into something that pays less than the rent, is a step down. Into a newer building or a net-leased property through a 1031 exchange, it can be a step up with less work. The numbers decide it, and they are different for every building.

Questions
Will Tampa industrial values keep going up?
Nobody can promise that. What the book shows is the last two years: a median of $160 PSF from October 2024 and $149 from April 2026.
Should I sell before my tenant's lease ends?
It depends on the rent. Below-market rent with a year left can sell better vacant or after a renewal at market. Market rent with a renewal option the tenant will take can sell well now. Send the lease terms and we'll show you both prices.
How long does it take to sell a warehouse in Tampa?
Most of the time goes to the buyer's due diligence and closing after a contract is signed. Pricing it inside the range recorded sales make is what keeps it from sitting.
