Is a broker opinion of value free?
Yes. A Florida broker can give you an opinion of value at no charge, and ours is free with no listing agreement. It's a price range for your building built from the recorded sales closest to it, with those sales shown, so you can check the work yourself.
What you get
A range, low to high, in total dollars and per SF. The five or six recorded sales it rests on, each with its address, date, size and price per SF. What we adjusted for and why: size, age, clear height, doors, the yard, the roof. And who we expect to buy it, an investor or a business that will use the space, because the two pay differently.
If the building is leased, send the rent and the lease end, and the range comes both ways: per SF and as a cap rate.
What it is not
Florida Statute 475.612(3) lets a broker give a price opinion or an opinion of value in the ordinary course of business, and says it can never be presented as anything else. It is not the report a lender, a court or an estate orders from a state-certified valuer. For deciding whether to sell, and at what price, a broker's opinion is the one built from what buyers are paying now.
How to tell if a broker's number is inflated
Ask for the sales behind it. A number with no recorded sales under it is a pitch for the listing. Then check three things: that the sales are recent, that they are close to your building in size, and that the number sits inside the range those sales make.
Here is the range for Hillsborough, by size. A broker quoting well above the high column for your size owes you a reason.
| Building size | Sales | Low PSF | Median PSF | High PSF |
|---|---|---|---|---|
| Under 10,000 SF | 59 | $162 | $197 | $249 |
| 10,000 to 25,000 SF | 52 | $118 | $156 | $183 |
| 25,000 to 50,000 SF | 12 | $120 | $130 | $147 |
| 50,000 to 100,000 SF | 12 | $113 | $116 | $143 |
| 100,000 SF and up | 9 | $90 | $133 | $184 |
Arm's-length sales of warehouse parcels (Florida DOR use code 048) recorded October 1, 2024 to September 30, 2026, the newest September 24, 2026: the price over the building's SF on the 2026 tax roll, loaded September 11, 2026. One sale per parcel, counted once though the county and the state both record it; a sale of several parcels on one deed left out. Low and high are the 25th and 75th percentiles.

A broker's opinion of value, written from recorded sales, free and with no listing agreement. It is not the report a lender orders; Florida Statute 475.612(3) is the line between the two.
Questions
Does asking for one commit me to list with you?
No. It's free, and it stays free whether you sell, wait or sell with someone else.
How long does it take?
It depends on what we need to know. A vacant building with a clear address is quick; a leased one needs the lease, because the rent changes the price.
Should I get one every year?
If you might sell in the next few years, once a year shows you where the market is going. Hillsborough's median warehouse sale went from $160 PSF in the half-year from October 2024 to $149 in the half-year from April 2026.
Who pays for the opinion?
Nobody. We are paid when a building sells or leases through us, and an honest number up front is how that starts.
