How much is my warehouse in Tampa worth?
Warehouses in Tampa sold for a median of $164 PSF in the two years to September 30, 2026, and the middle half sold between $124 and $232 PSF. Smaller buildings bring more per foot: under 10,000 SF the median was $197 PSF. Where yours lands depends on its size, condition, clear height and yard.
What Hillsborough warehouses sold for, by size
These are the county's own recorded sales, not asking prices. 144 warehouse sales were recorded at arm's length in Hillsborough County from October 1, 2024 to September 30, 2026. Price per SF falls as buildings get bigger, then turns up again past 100,000 SF, where the newer distribution buildings sit.
Multiply your building's SF by the median for its size and you have a first number. The low and high columns are where most of the sales landed; a building outside them has a reason, and a buyer will find it.
| Building size | Sales | Low PSF | Median PSF | High PSF |
|---|---|---|---|---|
| Under 10,000 SF | 59 | $162 | $197 | $249 |
| 10,000 to 25,000 SF | 52 | $118 | $156 | $183 |
| 25,000 to 50,000 SF | 12 | $120 | $130 | $147 |
| 50,000 to 100,000 SF | 12 | $113 | $116 | $143 |
| 100,000 SF and up | 9 | $90 | $133 | $184 |
| Every size | 144 | $120 | $164 | $209 |
Arm's-length sales of warehouse parcels (Florida DOR use code 048) recorded October 1, 2024 to September 30, 2026, the newest September 24, 2026: the price over the building's SF on the 2026 tax roll, loaded September 11, 2026. One sale per parcel, counted once though the county and the state both record it; a sale of several parcels on one deed left out. Low and high are the 25th and 75th percentiles.
Tampa and Plant City
Inside the county, Tampa's buildings sold for a median $164 PSF and Plant City's for $156. Tampa's high end runs further, because the infill buildings close to the port, downtown and the interstates are the ones buyers compete for.
| City | Sales | Low PSF | Median PSF | High PSF |
|---|---|---|---|---|
| Tampa | 103 | $124 | $164 | $232 |
| Plant City | 22 | $98 | $156 | $165 |
The same sales, by the city on the parcel's site address. The rest of the county's cities had too few sales to print on their own.
What moves a price inside that range
Clear height and doors come first. A 24-foot building with dock-high doors sells to more buyers than a 14-foot one with a single roll-up, and more buyers is a higher price.
Then the yard and the parking. A fenced, paved yard for trucks or equipment is worth real money in Tampa, where open storage is hard to find.
Then condition: the roof, the HVAC in the office, the electrical service. A roof near the end of its life comes off the price at about what it costs to replace, because that is what a buyer will price in.
And the lease, if there is one. A tenant paying market rent on a long lease makes the building an investment, priced on the rent. A short lease or a below-market rent pulls the price down; vacant, it sells to an owner-user who will pay for the space they need.
Why no website can price it for you
Home value sites work because thousands of similar houses sell every year. Warehouses don't: 144 sold in Hillsborough in two years, across every size, age and condition. The county's just value on your tax bill is a mass estimate for taxes, and it often runs well below what a building sells for.
The honest way to value one is to pick the five or six recorded sales closest to it in size, age and location, and adjust for what's different. That is what a broker's opinion of value is.

Questions
What cap rate do Tampa warehouses sell at?
We can't tell you from recorded sales alone. A deed carries the price, not the rent, so a cap rate needs the lease. If your building has a tenant, send the rent with the address and we'll give you the number both ways, per SF and as a cap rate.
Is the county's just value what my warehouse is worth?
No. The just value on the tax roll is a mass estimate for taxes, made the same way for every parcel in the county. A buyer prices your building against recorded sales like the ones above.
How current are these numbers?
They are sales recorded from October 1, 2024 to September 30, 2026, counted on October 31, 2026; the newest closed September 24, 2026. They refresh as the county records new sales.
Does a 30-year-old building with an old roof still sell?
Yes. The roof comes off the price at about its replacement cost, and the rest of the building is priced like its neighbors.
