Do I need a tenant rep broker to lease a warehouse?
You don't need one, but it usually costs you nothing to have one: on most Florida industrial leases the landlord pays the commission and shares it with your broker. The landlord's broker is paid to lease the landlord's space. Yours is paid to find the right one for you and negotiate the rent and terms.
What a tenant broker does
Finds the space, listed and not. On October 29, 2026 there were 202 industrial spaces listed in Hillsborough County; a broker narrows them to the five that fit your doors, power, size and budget, and adds the ones about to come open.
Negotiates the lease: the rent and how it rises each year, free months up front, the work the landlord does to the space before you move in, the NNN charges and a cap on them, the term and your options to renew or leave.
Keeps the timeline. A lease takes months from the first tour to the keys, and a broker who has done many of them knows where they stall.
When you can do without one
If you already know the building you want, the landlord is fair, and the lease is short and simple, you can deal directly. Ask the landlord's broker whether the rent drops when no tenant broker is involved; often it doesn't, and the commission stays with them.
What to tell a broker
The size range, the doors and trucks, the power, the parking or yard, the area your people and customers need, the date you need the keys, and what you can spend a month. The clearer those six are, the shorter the list you tour.

Questions
How much does a tenant rep broker cost a tenant?
On most industrial leases in Florida, nothing: the landlord pays a commission and splits it with the tenant's broker. If a landlord won't, we'll tell you before you tour.
Should I use the landlord's broker or my own?
Your own. The landlord's broker is paid to get the landlord's best deal, and that is a different deal from yours.
What does a tenant representation agreement mean?
It's the written agreement that a broker works your search for a set time, in a set area, and how they are paid. Read the length and the area; a short term and your search area are fair.
Will a broker help with a small warehouse under 5,000 SF?
We do. Of the spaces listed in Hillsborough County on October 29, 2026, 72 were under 10,000 SF.
